Example: value a business with its real estate
Use combine_as_portfolio only when the items belong in one combined valuation. For each business in a business-plus-CRE portfolio, state whether earnings reflect market rent; use not_applicable only when that business is unrelated to the CRE. Run separate calls when comparing independent opportunities.
